Cranfield Park was introduced to development company FirstLand Capital www.askfirstland.com in the summer of 2006. After much consultation it was decided that FirstLand are to retain 10-15% of Cranfield Park and will be putting this land forward for a "Change of Use", then subject to approval onto planning and then developing.
CrownLand are selling the remaining area, it has been valued and divided into smaller freehold plots of land, for sale to you here. Purchasing now could allow you to benefit from any future development gains, plus any rising values of land.
A key factor of owning a strategic land site in the South East of England, is it's accessibility to Central London. Cranfield Park is approximately 2 miles from Basildon, and less than 45 minutes from the Olympic city London Stratford by British Rail. Liverpool Street Station is situated in the heart of London and consequently Cranfield Park is situated in prime commuter belt.
Cranfield Park offers so many benefits:
- Housing on the North and South borders
- This site is 200m off the main A127
- Has excellent existing infrastructure
- Under 2 miles to Wickford train station
- The Thames Gateway borders the 200m to the South
- 8 miles East of the M25
- 45 minutes by train to London
- 25 miles from London, according to Google Earth.
- Direct rail link from Wickford into Southend, Chelmsford and London
- Southend London airport is 8 miles
- 6 main shopping centres within 10 mile radius
The land has been divided up into affordable freehold plots, priced from as little as £12,800 each.

By purchasing a plot of freehold land you could benefit from any future development gains and the rising value of land that have swept across the UK in the past. It's a fact that in the 20 years between (1983-2003) land increased in value by 808% and has been rising every year since. Read more on the BBC News website(2).

Next to the Wick Country Park is the Wick Estate, this has expanded rapidly in recent years with several new industrial estates being created and 3,500 new homes built in the Wick and Shotgate area.
